Apartment and town house development offers homes for students, families and down-sizers

South Moorhead growth and development is on a fast pace.

One of the developers offering housing is Eagle Ridge Partners, masterminds behind StoneMill Pond Apartments. The apartment community is nearly complete, with construction on the clubhouse close to completion.

“Eagle Ridge is proud to be affiliated with the Moorhead community. We have invested a great deal of time and effort into building a lasting community. We have made it a point to build a community that works for all of Moorhead’s citizens. This includes townhomes that are great for growing families, given how close we are to Reinertsen Elementary and the new Hornbacher’s,” Jonathan Youness, director of development for Eagle Ridge said. “We also have efficiency and one-bedroom apartments that are great for college students who enjoy our proximity to Moorhead’s great universities. We have also found that our first floor villa-style units are great for those looking to downsize and live in a home with nosteps,” he adds.

The company chose to build in one of Moorhead’s most highly anticipated areas of development, right off 8th Street South and Highway 75.

Youness said, “We are firm believers in the strength of the Moorhead economy and felt that this location was a great opportunity to provide a community that is close to shopping, dining and schools, in addition to having great access to the neighboring cities.”

He describes the StoneMill Pond project as a master-planned rental community with 316 units.

There are 48 three-bedroom, two-and-a-half bath, two-story townhome units that feature granite counters in the kitchen and a fireplace. They also have 72 villa-style units with private entrances. There are 24 one-bedroom, two-bedroom and three-bedroom units. Each has its own two-stall garage.

In addition, three apartment buildings feature upgraded appliances and a community gym. One three-story apartment unit features central air and heat, granite countertops, side-by-side stainless steel refrigerators with ice/water in the door, upgraded hard surface flooring in the living area, and internet for each resident.

“Along with the apartments, townhomes, and villas, we are currently building a community clubhouse that will provide a 1,100-square-foot fitness room featuring weights, cardio equipment and a yoga studio. There will also be a Great Room that residents will be able to use for birthday parties or football watching parties. In addition, our community room will be fully staffed with an on-site resident manager,” Youness said.

“As a full-service development, construction, property management, and real estate company we understand the importance city parks play in the vibrancy of a community. The centralized StoneMill Park was an integral part of our planning for this property. Many times parks and playgrounds are tucked behind homes and barely visible for the community. We planned the size and location of the park so that all of our community has great access to its facilities. These facilities include multiple playgrounds, a covered picnic shelter, a regulation sized basketball court, great trails for walking or running, and a nice open field to be able to play catch with your kids,” he says.

Eagle Ridge also owns and manages the Summit Ridge apartment community in Moorhead’s Johnson Farms development. Summit Ridge apartments are 42-unit buildings located on a quiet street backing to open space and near parks. As they focus on completing the final phase of the Stone Mill master planned community, they are looking for other opportunity in the area.

“We have a great relationship with the City of Moorhead staff. They have always been great to work with and have been easily accessible if we have had any questions throughout the process. While the landscape of the code requirements has changed drastically in the State of Minnesota, the building inspections department has done a terrific job of communicating how best to address these changes prior to and during the construction of our buildings. Everyone at the city has been great to work with, especially Kristie Leshovsky and Jack Nyberg. They have both been instrumental in the planning and construction phase respectively,” Youness said.

“Moorhead is a vibrant and growing community with a strong local economy, and has city leaders who understand the importance that strong development and construction industries have on the overall health of the city,” he said.
